Kitchen and Bathroom Updates Add Value

Working in the greater Orlando interior design industry, I am asked many times by my clients,  “How can I update, upgrade and enhance the value of my home?"  I always steer them to their kitchen and bathrooms.  These are the rooms that add the most value to your home, so why not invest in them?  In most instances minor kitchen and bathrooms updates will give you a 80 – 90% return on investment. 


I recently spoke with John Bodrato, owner of Drain Genie Plumbing Services, a BBB certified Orlando plumbing firm.  I asked John what is the most important aspect to consider when updating the interior design of a kitchen and bathroom.  “Quality is the main item to consider when updating kitchen and bathroom fixtures.  These fixtures get used daily and are normally upgraded every 10 years,” John says.  So look for quality and endurance when updating the fixtures in your kitchen and bathroom.  "I recommend top brands like Moen and Delta for my clients.  They are affordable and offer excellent quality that will bring you years of enjoyment,” John added. 


You can update and upgrade your kitchen by not only changing the faucets but also by replacing the sink with drop-in, top-mount, under mount, vessel, farmhouse or apron front sinks, depending on the style and look you want.  While updating your kitchen consider installing a garbage disposal, a water line for the refrigerator ice maker and installing a water filter, like a Pur filter, to improve the quality of your drinking water.


"In the bathroom, when replacing faucets and shower heads, use low flow designs to save water and money," says John.  They come in a variety of styles from modern and contemporary to classic and vintage.  If you want a whole new look, replace your bathroom sink so it complements your new faucets and your new look!  

Moen offers a variety of shower heads for the ultimate shower experience like ceiling mounted showerheads and vertical body sprays.  When updating your bathroom try a vessel sink.  Moen also offers bathroom accessories to match the color and style of your faucet.  For ease of use, try the Moen hands free faucet where you merely wave your hand to start the water flow. 


Besides kitchen and bathroom updates, there are other ways to upgrade the plumbing in your home, like the installation of a sink in the laundry room.  This can be used to hand wash clothes, clean up after gardening, wash pet bowls, etc.

Moroccan Style

I don’t know what it is, but there is something about the Moroccan style that I find romantic, intriguing and very exotic.  Not to mention it is a new hot design trend.

Moroccan style originated in the country of Morocco in Northern Africa and is greatly influenced by the countries of the Mediterranean and the Middle East.  If I had my druthers, I would design my little retreat room in the Moroccan style.  The nice thing about this style is that you can go all out with a full-fledged Moroccan theme using bright colors, patterns, decorative pillows, accessories and ceiling treatments.  Or, if you are like me, you could add a touch of Moroccan flavor to the room with a neutral color palette for both walls and sofa, a low L-shaped sofa and bring in touches of bright colors using pillows with textures and Moroccan patterns.  Add lighting like a unique paper shade or rattan chandelier to complete the look and feel of the room.

Redecorating And Remodeling Your Bathroom

Doing it yourself is a big step for many looking to remodel their bathrooms. The good part is that by being a DIY-er, you can start saving money, and start turning heads with your bathroom. All it takes is a little bit of creativity and compromise.

If you can’t afford to swap out your whole sink, vanity, tiling, and bathtub, there are great alternatives.
  • Fresh Paint, Fresh Fixtures
A fresh coat of acrylic, water-based paint and new unified bathroom plumbing will give your bathroom a face-lift and that new pop. And both are affordable and will beautify your bathroom. The more Do-It-Yourself and hands on you can become, the more money you will save. It is worth noting that YouTube is filled with tons of do-it-yourself remodeling tutorials and is a great first step towards becoming a remodeling maven.

  • Replace the Vanity?
You should also consider replacing your old vanity, medicine cabinet, and lights to give your bathroom that bright beautiful look, while being functional.

Being on a tight budget, there are several options to keep the costs down. You can keep your existing vanity, but replace just the vanity top, and sink. Sanding down your old vanity and repainting it or wrapping it with a new outer cover is another DIY option.
  • Going Granite
We all would prefer a large granite slab for our vanity tops, but that isn’t always the most affordable or DIY friendly option. Granite slabs are fragile and need to be cut by a professional. On the other hand, by replacing your vanity top with a granite tile kit, you will save as it is only a third of the price of a granite slab, for the same modern stone look.

  • Designer Tile
Most designer bathroom tile is quite expensive, but that doesn't mean you have to replace every single tile in your bathroom with it. You can use it sparingly as trim or a border.

More specifically, you can keep your original bathroom floor tiles, but still add a new design cue to the floor. To do this, you can cut an in-set in the floor tile and insert a different designer tile to add a contrast to the floor. Today’s most trendy tiles include: natural stone, pebble tile, stone mosaic tile and stainless steel tile.
  • Vessel Sink
Don’t stop there, do an online search and with a little bit of effort, you can find a modern-looking vessel sink and faucet, at an affordable price. EBay and Craigslist are a good place to start your search. Some DIY-ers have even made their own vessel sink by drilling a hole into a large kitchen bowl. Your mileage may vary.

  • Need storage room? Spice it up!
Need more storage in your bathroom, on the cheap? Install a spice rack for an affordable way to store polishes and lotions that you may have in your bathroom.
  • Bathtub Refinishing
Want to keep your existing tub? You can have your existing bathtub refinished and painted a new color. This is cheaper than swapping it out for a brand new tub, but it will still give your tub that brand new shine.

  • Shower Door Alternatives
And if you can’t  afford to install a full set of skyline sliding glass doors to your bathtub, you can also opt for an affordable glass bathtub screen, which reinvents the bathtub enclosure into a modern, attractive, centerpiece.

These redesign and DIY decoration tips will make your bathroom look very high-end and modern, and will save you a ton of money!

Venetian Interiors

A few weeks ago, I entered a contest at my alma mater, Sheffield School of Interior Design.  Sheffield asked us to pick our favorite room design from Venetian Interiors, a new Rizzoli book by Giusppe Molteni and Roberta Motta featuring contemporary Venetian interior design and decoration.  I recently learned that I won a copy of this fabulous book.

As you know Venice, Italy is one of the most romantic cities in Europe.  A city famous for canals, bridges and gondolas.  Venice is know for its classic beauty of art and architecture taken from the Greek and Roman culture.  I love classic, timeless design concepts and I am hopelessly romantic.  Thank you Sheffield School of Interior Design and Rizzoli Publications for this beautiful book.
