Staging Your Home To Sell

A home is one of the biggest investments you are going to make in your lifetime.  How much money you clear from the sale of your home depends on many factors. How long you have lived in the home and how your home presents itself to the potential buyer.

The US census states that the average person moves approximately 12 times in their lifetime.  Suze Orman suggests following the 5 year rule to make selling worthwhile due to the closing and real estate costs.

Home staging is imperative for all homeowners to do prior to listing their home.  You have only one chance to make the best impression on a potential homebuyer and that is the first time they walk through the front door.  You also have to get them to want to see your home when they drive by.  So, the way the outside presents itself is just as important as how the inside presents itself.

How does your home look to a potential buyer?  Do they see the beautiful architecture and imagine themselves living there?  Or do they feel like they are a visitor in someone else's home?  The goal of home staging is to show the potential buyer the wonderful features of your home, the spacious living areas and all the amenities your home has to offer. You want to make them feel that they want to live there. Many times home staging only takes some minor tweaking with recommendations for problem areas, rearranging some items and some elbow grease to turn your house from "ho-hum" to "I gotta have it!"  A buyer doesn't have to visit your home.  There are plenty of homes on the market.  You invite them in by how your home looks, feels and presents itself.

What are the benefits of home staging?  You have heard many times that a picture is worth a thousand words.  A well staged home will show well in online MLS listings and most people will see a home online first before ever setting foot in the house.  When a home is staged correctly, the home shopper can mentally "see" themselves living there.  Also, staged homes will sell faster and at a higher price than those not staged.
